Leasing Agent
Blake & Alder Property Management
Location: Portland, Oregon / Portland Metro Area
Position: Full-Time
Bilingual English/Spanish: Strongly preferred and a major plus
About Blake & Alder
Blake & Alder Property Management is a growing, boutique property management company serving residential, multifamily, and commercial properties throughout the Portland metro area.
Our philosophy is simple:
Dedicated to quality, committed to community.
We believe great property management starts with great people, strong communication, and a commitment to delivering results for both our residents and property owners.
We're looking for a motivated, outgoing, and results-driven Leasing Agent to join our growing team.
The Position
The Leasing Agent is responsible for helping turn vacant properties into occupied homes.
This is not just an administrative leasing position. We are looking for someone who enjoys sales, people, marketing, follow-up, and closing.
You'll be responsible for managing prospective residents from their first inquiry through showing, application, approval, and move-in.
Our ideal Leasing Agent understands that every day a property sits vacant matters. You'll work closely with our property managers, maintenance team, and leadership to ensure properties are rent-ready, marketed effectively, shown professionally, and leased as quickly as possible.
Key Responsibilities
Leasing & Sales
- Respond quickly and professionally to prospective resident inquiries.
- Conduct property tours and confidently present the benefits of our available homes and communities.
- Build rapport with prospective residents and help them identify properties that meet their needs.
- Consistently follow up with leads after inquiries and showings.
- Maintain an active leasing pipeline from initial inquiry through move-in.
- Assist applicants throughout the application process.
- Communicate application status and next steps in accordance with company policies.
- Prepare and coordinate lease documentation and move-in requirements.
- Meet established leasing, occupancy, and response-time goals.
- Help reduce vacancy days across the Blake & Alder portfolio.
Property Marketing
- Ensure available properties are accurately and professionally marketed.
- Review listings for correct rent, deposits, amenities, photos, descriptions, availability dates, and property information.
- Coordinate updated photos and marketing materials when needed.
- Monitor listing performance and identify properties that are receiving insufficient inquiries or showings.
- Provide feedback to management regarding pricing, property condition, applicant feedback, and market response.
- Assist with social media and other creative leasing strategies when appropriate.
Showings & Property Readiness
- Conduct in-person and self-guided showing coordination as applicable.
- Maintain strong knowledge of all actively marketed properties.
- Regularly inspect vacant units to ensure they are clean, secure, presentable, and ready to show.
- Immediately report maintenance, cleaning, landscaping, safety, or presentation issues.
- Coordinate with the maintenance team regarding rent-ready timelines.
- Confirm utilities, keys, lockboxes, signage, and property access are ready before marketing and showings.
Applicant & Resident Experience
- Provide a welcoming, professional experience from first inquiry through move-in.
- Clearly explain the application and leasing process.
- Maintain consistent communication with approved applicants before move-in.
- Coordinate move-in dates and required documentation with the property management team.
- Assist with move-in preparation and resident onboarding.
- Help create a smooth handoff from the leasing department to the property management team.
Leasing Administration & Compliance
- Maintain accurate prospect, showing, application, and leasing records.
- Properly document communication and activity within company systems.
- Follow Blake & Alder's established screening and leasing criteria consistently.
- Maintain confidentiality of applicant and resident information.
- Follow all applicable federal, state, and local Fair Housing requirements.
- Follow Portland and Oregon requirements related to rental advertising, applications, screening, and leasing.
- Never make unauthorized promises, exceptions, or representations regarding approval, screening, lease terms, or property conditions.
What We're Looking For
Our ideal candidate:
- Is naturally outgoing and comfortable talking with new people.
- Has a strong sales mentality without sacrificing customer service.
- Understands the importance of follow-up.
- Is organized and able to manage multiple prospects and properties simultaneously.
- Communicates professionally by phone, email, text, and in person.
- Is comfortable working independently in the field.
- Takes ownership instead of waiting to be told what needs to happen.
- Notices when a listing isn't performing and asks why.
- Is comfortable receiving goals and being accountable for results.
- Can professionally handle objections and difficult conversations.
- Is comfortable learning property management and leasing technology.
- Has reliable transportation and the ability to travel between properties throughout the Portland metro area.
Experience
Previous experience in leasing, property management, real estate, hospitality, customer service, or sales is preferred.
However, we're willing to train the right person.
A candidate with a strong sales background, excellent communication skills, and the ability to learn quickly may be a better fit for Blake & Alder than someone with years of leasing experience who isn't motivated to close.
Bilingual English/Spanish candidates are strongly encouraged to apply.
How We Measure Success
Success in this position isn't measured by simply conducting showings.
We look at:
- Lead response time
- Number of qualified showings
- Showing-to-application conversion
- Application-to-lease conversion
- Vacancy days
- Occupancy
- Follow-up consistency
- Accuracy of listings and leasing documentation
- Resident experience
- Communication with the property management and maintenance teams
When something isn't leasing, we expect our Leasing Agent to help us understand why and work with the team to develop a solution.
The Blake & Alder Leasing Mentality
Every vacant unit has a story.
Maybe the price isn't right.
Maybe the photos aren't working.
Maybe the unit isn't showing well.
Maybe we're responding too slowly.
Maybe prospects aren't being followed up with.
Our leasing team doesn't simply wait for applications to come in.
We actively work the vacancy until it becomes an occupied home.
Why Blake & Alder?
Blake & Alder is growing, and this position has the opportunity to grow with us.
We're building a leasing operation that combines technology and systems with something increasingly rare in property management: actual human connection.
You'll work alongside property managers, maintenance professionals, administrative staff, and company leadership while helping shape how our leasing department operates as our portfolio continues to expand.
We're looking for someone who wants more than a desk job.
We're looking for someone who wants to build, sell, solve problems, and grow with the company.
