Description

Business Title:
- MAINTENANCE SUPERVISOR

Job Purpose:
- To oversee and direct the maintenance operations of Adams County Housing Authority properties, ensuring the timely and efficient completion of all maintenance tasks while adhering to quality standards and budget guidelines.

Key Responsibilities:
- Supervise and coordinate the work of maintenance staff, including scheduling, assigning tasks, and monitoring performance.
- Inspect properties regularly to identify maintenance needs and ensure that repairs are completed promptly and effectively.
- Develop and implement preventative maintenance programs to minimize future repairs and extend the life of equipment and facilities.
- Manage the maintenance budget, including tracking expenses, procuring materials, and negotiating contracts with vendors.
- Ensure compliance with all applicable safety regulations and building codes.
- Respond to emergency maintenance requests in a timely and efficient manner.
- Maintain accurate records of all maintenance activities, including work orders, inspections, and repairs.
- Communicate effectively with residents, staff, and contractors regarding maintenance issues.
- Stay current with industry best practices and new technologies related to building maintenance.
- Perform other duties as assigned by the Director of Facilities or other designated authority.



Qualifications

Required Education:
- High School Diploma or GED equivalent.

Required Experience:
- Minimum of five years of experience in building maintenance and repair, including plumbing, electrical, HVAC, and carpentry.
- Two years of supervisory experience.

Required Skills and Abilities:
- Strong knowledge of building maintenance procedures and best practices.
- Ability to troubleshoot and repair a variety of building systems.
- Effective communication and interpersonal skills.
- Ability to manage and prioritize multiple tasks.
- Proficiency in using various hand and power tools.
- Ability to read and interpret blueprints and schematics.
- Valid driver's license.
- Basic computer skills.
- Ability to work independently and as part of a team.
- Strong problem-solving skills.
- Ability to train and supervise staff.
- Knowledge of safety regulations and procedures.
- Ability to work in a variety of weather conditions.
- Ability to lift and carry heavy objects.
