Responsibilities And Duties: Technical/Specialized Activities Performs technical and specialized activities equipment, systems and/or physical facility features to ensure effective facilities operations within a healthcare environment, including but not limited to the following: Inspects all assigned operating equipment (daily) troubleshooting any possible malfunctions. Maintains assigned equipment rooms and equipment in a neat, clean, clutter free environment (makes repairs to equipment, removes trash, keeps floors clean, paints when necessary). Responsible for both pneumatic and electric control instrumentation maintenance, repairs or adjustments and calibrations to ensure the HVAC system is maintaining a high level of efficiency. Inspects cooling towers associated with HVAC systems to ensure all units function properly and supply and return water temperature differential is within standards. Test and analyze raw water composition for the purpose of chemical water treatment in all open and closed loop systems. Monitor and correct chemical feed rates, bleed rates and make-up rates to maintain manufacturers and chemical supply representatives suggested treatment levels, clean towers as needed throughout the season. Prep for winter shutdown and spring start-up. Responsible for constant care and adjustment of chiller and control units for continued online operation. Diagnosis HVAC problems and take corrective action to ensure uninterrupted continuation of service. Complete refrigeration equipment repairs (Residential and Commercial). Set and adjust individual room thermostats and air supply units to ensure comfort range for individual occupants. Performs inspections, preventative maintenance, cleaning, troubleshooting and repairs of Air handling units, including motors, belts, filters, dampers, control valves, piping, electrical controls, gauges etc. Maintenance, inspections, and troubleshooting of Medical Air/Vacuum systems. Knowledge of DX/Split Ductless systems and ability to maintain and troubleshoot. Performs preventative maintenance, cleaning, troubleshooting and repairs on ice machines. Replaces ice machines if necessary. Ability to inspect, troubleshoot, isolate, repair, replace components of the chilled and heating water systems including piping, various fittings, valves, pumps, electrical fuses, switches, motor starters, and controls. Performs preventative maintenance, cleaning, troubleshooting, repairs and replacement of exhaust fans, Isolation fans, BSL fans, kitchen hoods and lab hood exhaust systems. Including fan housing, belts, pre- filters, HEPA filters, bag in/ bag out filters, electrical fuses, switches, gauges, and controls associated with the exhaust fan systems. Responsibilities include responding to service requests, conducting preventive maintenance, and addressing emergencies. A primary focus of this role is ensuring operational performance and reliability of heating, ventilation, and air conditioning systems. With a strong emphasis on technical excellence, customer service, and professionalism, the HVAC Maintenance Mechanic upholds Uniland's reputation for high-quality property management and tenant satisfaction. ESSENTIAL FUNCTIONS Responds promptly and professionally to emergency, routine, curative, and preventive maintenance work orders, ensuring timely and thorough completion. Performs skilled maintenance, diagnostics, and repairs on a variety of HVAC systems, including rooftop units, split systems, and heat pumps. Identifies and resolves HVAC-related issues such as refrigerant leaks, electrical/control failures, mechanical malfunctions, and airflow problems, ensuring minimal disruption to tenants and operations. Completes general facility maintenance tasks as needed, including basic plumbing, electrical, lighting, carpentry, and general repairs to support building operations. Conducts property and equipment inspections during site visits; proactively identifies and initiates necessary maintenance or repair actions to uphold facility standards. Identifies and resolves HVAC-related issues such as refrigerant leaks, electrical/control failures, mechanical malfunctions, and airflow problems, ensuring minimal disruption to tenants and operations. A minimum of three years of experience in HVAC installation, maintenance, and repair; general building maintenance experience also required. Commercial property or multi-tenant facility experience strongly preferred. At a minimum, OSHA 10-Hour Safety Certification is required or must be obtained. EPA Section 608 Certification Universal required. Completion of an HVAC trade school program or formal apprenticeship preferred. Valid driver's license with a clean driving record required. KNOWLEDGE, SKILLS & ABILITIES Strong working knowledge of building systems, including HVAC, plumbing, electrical, carpentry, and general facility maintenance.
