About the Role The Resident Coordinator is the first point of contact for residents and the operational support anchor for the on-site team. You will handle resident communication, support leasing and move-ins, and work with SAIL's automated file processing alongside the Business Manager to prepare and complete resident files and recertifications. This is an entry point on purpose. You will learn affordable housing compliance from the ground up with structured mentorship and paid certification support, and the role is designed to develop toward Assistant Business Manager. Reports to: Business Manager, with mentorship from the Regional Property Manager Key Responsibilities RESIDENT ENGAGEMENT: Serve as the first point of contact for residents with patience and professionalism. Listen actively, follow through on what you promise, and help build a community where people feel known and taken care of. FILES AND RECORDS: Work with SAIL's automated file processing and alongside the Business Manager to prepare, review, and complete resident files. Collect and follow up on documentation for recertifications. Keep records complete, current, and audit-ready. OPERATIONAL SUPPORT: Maintain accurate resident records in Yardi. Enter and track work orders, renewals, and notices. Support leasing, move-in, and recertification processes with accuracy. COMMUNITY STANDARDS: Walk the community regularly, document and communicate issues, and hold to SAIL Standards. TEAM AND GROWTH: Coordinate with maintenance, compliance, and leadership to resolve issues efficiently. Take on progressive responsibility as you build toward Assistant Business Manager. What Success Looks Like in Your First Year Residents get a same-day response and a name they trust Resident files complete and accurate, with no returns from the Business Manager or compliance Recertification documentation collected ahead of deadline, every cycle Work orders entered same day and followed until they are closed Yardi records current, with no month-end cleanup Community walks completed and documented on schedule Progress underway toward COS or TCS certification Ready for an Assistant Business Manager conversation at the 12 to 18 month mark, based on performance and competency milestones Qualifications Required A genuine interest in serving residents and doing work that matters Strong attention to detail, and the patience to be accurate when the volume is high Warm, clear written and verbal communication Comfort with computers and willingness to learn new systems Willingness to complete Fair Housing training and apply standards consistently High school diploma or equivalent Preferred Any background in service-heavy work: social services, nonprofit, healthcare front office, education, hospitality, or customer service Bilingual in Spanish, Somali, or Hmong is a plus, and valuable in serving the residents of our communities Exposure to LIHTC, Section 42, Section 8, or 4d program requirements Yardi experience Willingness to earn COS or TCS certification with SAIL's support No property management experience required.
