The Role The Superintendent II supports senior Superintendents in the day to day execution of multi family residential and mixed use construction projects from start to finish. This role is responsible for managing multiple components of a project and is generally capable of overseeing several scopes and trades simultaneously. Key Responsibilities Assists the Project Superintendent and/or General Superintendent with daily jobsite operations across all phases of construction. Manages assigned scopes of work, ensuring performance, productivity, quality, and schedule adherence Identifies root causes of safety hazards, schedule delays, quality issues, and other jobsite challenges; develops and implements corrective action plans to mitigate future risk Monitors and supervises subcontractors as designated by project leadership Collaborates consistently with the Project Superintendent, Senior Superintendent, General Superintendent, and Project Manager to review construction schedules and identify required updates or revisions Ensures all quality control standards are met, including (but not limited to) framing, roofing, and finish work Attends and actively participates in daily and weekly project team meetings, as appropriate Creates, distributes, tracks, and manages Requests for Information (RFIs) Assists with daily inspections alongside subcontractors and local code officials Maintains daily onsite documentation, including subcontractor sign ins and Procore daily logs Provides direction and oversight to ensure work is performed safely, on schedule, within scope, and in accordance with project quality standards Enforces safe work practices and working conditions in compliance with municipal, state, and federal regulations, as well as AvalonBay's Safety and Health Program and project specific Safety and Health Plans Education High school diploma or equivalent (GED) required Construction related coursework from a vocational or technical school preferred Experience Minimum of five (5) years of comparable experience in residential construction projects Moderate working knowledge of all construction disciplines and project phases Knowledge, Skills, and Abilities Ability to read, write, and communicate clearly in English, both verbally and in writing Proficiency with construction and project management systems such as Unifier (I BEAM), Procore, and Bluebeam Working knowledge of Microsoft Office applications, including Word, Excel, PowerPoint, and Project Strong leadership skills with the ability to plan, prioritize, organize, collaborate, and manage multiple workloads Strong interpersonal skills Demonstrated analytical and problem solving skills. Role: Assistant Superintendent (Multi Family Construction) Salary: $70,000 - $85,000 Location: Westbrook, ME Duration: Permanent/Direct-Hire The Role This is a hands-on field leadership role for an Assistant Superintendent who enjoys being at the center of the action. Working closely with the General Superintendent, you'll help drive day-to-day site operations, coordinate trade partners, and keep projects moving safely, efficiently, and on schedule. This role offers strong exposure to all phases of construction and clear opportunities for advancement.
