At Weller, we have several key contributor, full-time positions available. The qualified associates are responsible for marketing to, selling of the property sites/amenities, and professionally engaging with prospective residents to lease units to qualified residents. With a compelling approach and solutions-oriented interaction, matches resident's needs to units that are available by interviewing prospects, qualifying residents, conducting tours, responding to questions about the community, overcoming objections, and guiding prospects through the leasing process.

This position has a regular schedule that at times may include evenings, nights, and weekends. Physical requirements include sitting for long periods and at times required to walk to show units, climb stairs, move about including stooping, bending, and other physical requirements as detailed in the job description.

Building a strong cohesive daytime family, this key contributor will apply solid skills and experience in this hands-on role to include:

• Welcomes and engages prospects, residents, and guests in person in the office and by answering the phone, & emails.
• Maintains an onsite presence, is fully engaging, and is readily available to staff, residents, and guests during established business hours and as needed to include events and/or weekends.
• Prepares and schedules property viewings, conducts property tours, and interviews prospective residents.
• Addresses and resolves residents' and prospective residents' questions, concerns, and complaints in a timely manner.
• Engages in planning and facilitating marketing campaigns.
• Prepares application packets and maintains an adequate on-hand supply.
• Processes applications, conduct credit checks, negotiate contracts, qualifies potential residents, renews existing residents, and creates rental agreements.
• Effectively utilizes social media to enhance exposure, develop client loyalty, and improve brand awareness.
• Monitors leasing administration.
• Creates, implements, & manages marketing programs to attract new residents.
• Manages daily and weekly marketing and leasing reports.
• Establishes key relationships with local businesses, marketing complex information.
• Inspects property conditions and ensures standards on cleanliness are met; assists in coordinating with maintenance and housekeeping as needed.
• Maintains, organizes, and updates resident files and records, while having comprehensive knowledge of vacancies and lease expirations.
• Reports any problems or issues to the property manager (or respective Leasing Manager).

The ideal candidate will possess the following qualifications and skills:

• Bachelor's degree in business administration or related field preferred; high school education or equivalent is required.
• A minimum of one year of residential leasing and/or management experience is required.
• Tax credit experience preferred, but not required.
• Possess the ability to read and write English fluently, and to accurately perform basic to intermediate mathematical functions.
• Excellent management and communication skills.
• Strong administrative and organizational skills with excellence in time management.
• Professional level written and oral communication skills required.
• Present a positive and professional image, supporting a strong customer service orientation.
• Knowledge of on-site maintenance requirements including dealing with vendors and contractors.
• Ability to effectively, professionally sell, and close a sale.
• Solid computer skills, including working knowledge of MS Office Suite to include Teams, Word, and Excel. Yardi Property Management Software experience preferred.
• Must have a valid driver's license, current automobile insurance, and reliable transportation.
• Must be able to pass a background check and/or drug testing.
