Resident Coordinator - Affordable Housing
Sail Saint Paul Park, Minnesota
Job Description Job Description Affordable Housing Entry Point Into Property Management Some jobs are a paycheck. This one is a front door. If you want work where the people you serve actually know your name, and where getting the details right protects someone's housing, start here. About You You want your work to matter. You are drawn to affordable housing because stable housing changes what is possible in a person's life, and you would rather be part of that than sell something. You are also the person who catches what others miss. You read the whole form. You notice the date that does not match. You take real satisfaction in a file that is complete and correct, because you understand that a missing document is not paperwork, it is somebody's recertification. And you like people. You are patient on the phone. You listen before you answer. When a resident is frustrated or confused, you slow down instead of rushing them along. You do not need to know affordable housing yet. We will teach you that part. Ask yourself: Do you want work that serves people directly, where you see the difference you make? Do you take genuine pride in accurate, complete, careful records? Are you patient and warm with people, even on a full day, even when they are upset? Would you rather master a defined role with clear expectations than have your priorities change week to week? Are you curious enough to want to become the person on the team who knows the program rules cold? If those five landed, we should talk. We would rather train the right person than hire an experienced one who is only here for the title. About SAIL SAIL is a Twin Cities multifamily property management firm built on two principles: Legendary Service. Operational Excellence. We are stewards of the communities we manage, providing high-quality affordable and market-rate housing where residents thrive. Our core values guide every decision: Giving Our Personal Best, Intellectual Curiosity, Valuing Relationships, Enthusiasm. We take affordable housing seriously. The programs that make it work are detailed and unforgiving, and we run them with the same discipline we bring to every community we manage, because the residents who depend on them deserve nothing less. About the Role The Resident Coordinator is the first point of contact for residents and the operational support anchor for the on-site team. You will handle resident communication, support leasing and move-ins, and work with SAIL's automated file processing alongside the Business Manager to prepare and complete resident files and recertifications. This is an entry point on purpose. You will learn affordable housing compliance from the ground up with structured mentorship and paid certification support, and the role is designed to develop toward Assistant Business Manager. Reports to: Business Manager, with mentorship from the Regional Property Manager Key Responsibilities RESIDENT ENGAGEMENT: Serve as the first point of contact for residents with patience and professionalism. Listen actively, follow through on what you promise, and help build a community where people feel known and taken care of. FILES AND RECORDS: Work with SAIL's automated file processing and alongside the Business Manager to prepare, review, and complete resident files. Collect and follow up on documentation for recertifications. Keep records complete, current, and audit-ready. OPERATIONAL SUPPORT: Maintain accurate resident records in Yardi. Enter and track work orders, renewals, and notices. Support leasing, move-in, and recertification processes with accuracy. COMMUNITY STANDARDS: Walk the community regularly, document and communicate issues, and hold to SAIL Standards. TEAM AND GROWTH: Coordinate with maintenance, compliance, and leadership to resolve issues efficiently. Take on progressive responsibility as you build toward Assistant Business Manager. What Success Looks Like in Your First Year Residents get a same-day response and a name they trust Resident files complete and accurate, with no returns from the Business Manager or compliance Recertification documentation collected ahead of deadline, every cycle Work orders entered same day and followed until they are closed Yardi records current, with no month-end cleanup Community walks completed and documented on schedule Progress underway toward COS or TCS certification Ready for an Assistant Business Manager conversation at the 12 to 18 month mark, based on performance and competency milestones Qualifications Required A genuine interest in serving residents and doing work that matters Strong attention to detail, and the patience to be accurate when the volume is high Warm, clear written and verbal communication Comfort with computers and willingness to learn new systems Willingness to complete Fair Housing training and apply standards consistently High school diploma or equivalent Preferred Any background in service-heavy work: social services, nonprofit, healthcare front office, education, hospitality, or customer service Bilingual in Spanish, Somali, or Hmong is a plus, and valuable in serving the residents of our communities Exposure to LIHTC, Section 42, Section 8, or 4d program requirements Yardi experience Willingness to earn COS or TCS certification with SAIL's support No property management experience required. If you have the care and the precision, we will teach you the rest. What You'll Get Base salary $50,000 to $52,000 DOQ, plus quarterly bonus potential Medical, dental, vision, 401(k), paid time off, company holidays, MN Earned Sick and Safe Time Structured mentorship and hands-on training in affordable housing compliance, including LIHTC and 4d Paid certification support, including COS and TCS A clear, milestone-based path to Assistant Business Manager A disciplined, process-driven environment where precision and curiosity are recognized Schedule and Working Conditions Location: insert location Schedule: Full-time, typically Monday through Friday, on-site Availability: Occasional evening or weekend availability for resident events or emergencies Compensation: $50,000 to $52,000 DOQ, plus quarterly bonus potential Reports to: Business Manager Essential functions: Walking the community interior and exterior, navigating stairs, and occasional lifting up to 25 pounds, with or without reasonable accommodation Contingency: Offer contingent on successful background check and reference verification To Apply Step one: Submit your application using the Apply button on this page. Vice President: Sales
Lavu, Inc. Tampa, Florida
About Lavu, Inc. Lavu is building the autonomous restaurant operating system of the future. We help profitable, high-growth restaurants run seamlessly and move money effortlessly, maximizing control, eliminating fees, and increasing profitability. We unify restaurant operations and finance into one simple, easy-to-use platform so owners can run, pay, get paid, and grow. We're transforming how restaurants operate with our mobile/cloud POS across fine dining, QSR, bars, cafes, pizzerias, and food trucks in 80+ countries. Our mission: partner with owners through knowledge, solutions, and expertise that accelerate growth while advancing the industry. Vice President of Sales: Marty AI Marty AI Powered by Lavu Hunter. Analytical. Operator mindset. First commercial hire. Reports to CEO Location Tampa, FL in office Employment Full-Time Deal Size $100,000 - $300,000 ACV Equity Meaningful Stage Zero to one. No playbook. No inbound. We have closed customers. Restaurant POS on G2 Operating in 75+ Countries 40% YoY Growth EBITDA Doubling Every Year for 4 Years A New Category. A Genuinely Unfillable Gap. Until Now. Every multi-unit restaurant group runs on 10 to 15 disconnected systems. Lavu for POS. 7shifts for scheduling. MarginEdge for invoices. OpenTable for reservations. Each one has its own north star metric. None of them talk to each other. Nobody is watching the whole picture. The result? Operators run blind. Labor creep happens shift by shift. Revenue leaks through comps, pricing gaps, and lapsed guests. Control failures compound quietly, shared logins, void patterns, managers overriding what no one is tracking. By the time it shows up on the P&L, the money is gone. This gap has always existed. It was unfillable because no human can parse 50,000 signals per day across a restaurant portfolio and surface what matters in time to act. Marty does. Marty is not a reporting tool. It is operational intelligence infrastructure: a connected system that watches every location continuously, identifies where cash is leaking, and surfaces what to do about it before the shift ends. In our first full engagement across a well-known multi-unit hospitality group, Marty connected 13 data sources over a 90 day period and identified $2.9M in hidden operational exposure: $1.24M in labor, $980K in revenue, and $680K in control and compliance risk. None of it was visible in any single system. All of it was recoverable. () For growing operators, Marty solves a second problem: standardization. When you go from 5 locations to 20, you lose the ability to run operations the way you did when you could be everywhere. Marty restores that visibility and control at scale. It is the operational backbone operators didn't know they could have. The Role This is a zero-to-one role. There is no sales team, no playbook, no inbound pipeline, and no SDR. You are building the entire commercial motion while closing deals simultaneously. You will source your own pipeline from trigger events: CFO, COO and VP hires at multi-unit groups, PE acquisitions of restaurant portfolios, minimum wage increases, post-audit-season budget cycles, and DOL activity. You'll run discovery, anchor value to identifiable cash exposure in the prospect's portfolio, close the audit engagement, and convert to subscription. The buyer is the person accountable for EBITDA. You are not selling to single unit restaurant owners, ops coordinators or IT leaders. You are having a financial and operating conversation with a senior operator who needs to see the numbers before they move. What You'll Own Full sales cycle, end to end. No handoffs. No support structure. This is P0 for the company, you work directly with the CEO and sit on the leadership team.Build the outbound engine: list-building, trigger-event sourcing, Clay and Sales Navigator workflows, outreach sequences. You write your own emails.Run sales opportunities. Close the initial contract, coordinate delivery with the CEO, present findings, convert to subscription.Document everything. Every loss reason and every win pattern becomes the foundation of the playbook.Feed product direction. You are closer to the market than anyone. What objections surface, what integrations unlock deals, what language converts, that signal shapes what gets built.Hire your team. Once you have enough signal to know the profile, you recruit your own backup. Who You Are The successful candidate thinks like an operator, sells like a banker, and hunts like a recruiter. Restaurant experience is useful but not required. What is non-negotiable is the motion: self-sourced, analytical, CFO/COO buyer, middle-market deal size. Non-Negotiables Proven hunter. Your pipeline in previous roles was primarily self-generated. You have a system: how you identify accounts, how you manufacture urgency, how you get in front of the right person without a warm intro. You've closed middle-market deals in the $100,000 to $300,000 range. Not transactional volume. Not an 18-month enterprise motion. Real money with real urgency, closed in weeks to a few months. You've sold something analytical-data, intelligence, business performance software, fintech, or workforce analytics-where the core sale is "here is what your numbers are actually telling you." You can translate findings into financial impact on a CFO's P&L.Strong written communicator. You write your own outbound. Short, specific, makes the reader feel understood. No templates that sound like templates. You can build without infrastructure. No RevOps, no content team, no brand awareness doing your job for you. You are comfortable being the entire commercial motion. Strong Advantages You've sold into restaurant groups, hospitality operators, or multi-unit food service. You know how their P&L is structured, what a labor percentage point means, and when their budget cycle runs. You've come out of a data or intelligence software company: restaurant tech (R365, Crunchtime, MarginEdge, HotSchedules), BI platforms (Domo, Looker, Sisense), or workforce analytics (Anaplan, Planful, Visier). You understand what it means to sell insight rather than software. You've operated in a founder-led, pre-scale environment where the pitch was never finished and the product was still being shaped while you were selling it.You have a personal network that includes CFOs, COOs, or multi-unit operators at 10 to 200 location restaurant groups. This Is the Wrong Role If You need inbound, brand awareness, or a defined ICP and campaign engine before you can generate a meeting.Your best sales years were working a warm territory inherited from someone else.Your comfort zone is account management, upsell, or renewal on an installed base. You need the product to be complete before you can sell it with conviction. You come from a big brand where the logo did the heavy lifting. What Winning Looks Like 30 Days Fully immersed in the product. Can run the intelligence briefing from memory and translate any data finding into dollar impact for a CFO.Outbound engine initialized: 300-account target list, CFO/COO contacts mapped, trigger events flagged.First 15 discovery conversations underway. 90 Days 2 signed customers.First read on which triggers and verticals convert fastest and why.Outbound sequence documented, iterated on, and repeatable. End of Year 1 6 closed customers.Sales playbook exists: ICP definition, trigger events, discovery framework, objection responses, close sequence.Recommendation on the second hire: SDR, second AE, or solutions consultant.Personal earnings comfortably above $220,000 because quota was exceeded. About Marty & Lavu Marty is built by Lavu, a 15-year restaurant technology company with +$40M ARR, deep integrations across POS, payments, labor, and back-of-house systems, and relationships in over 75 countries. The data infrastructure Marty runs on is already built. The integration ecosystem already exists. The operator network is already there. Marty is the intelligence layer on top of that infrastructure, being commercialized now for the first time. The first paid engagement is complete. The product works. The findings are real. What's missing is the person who builds the commercial function. You will work directly with the CEO, who has 25 years in technology and an analytical and sales background. Decisions move fast. You will have real input on pricing, packaging, and go-to-market. This is not a role where you execute someone else's strategy. You are part of building it. Lavu's headquarters is in Tampa. The CEO is Tampa-based. Tampa and the surrounding Gulf Coast market also serves as a natural proving ground: a dense, growing restaurant scene with independent operators, multi-unit groups, and hospitality-driven tourism that maps directly to Marty's ICP. Being on the ground here is a genuine advantage in the early pipeline. Tampa-based candidates are strongly preferred, with relocation possible for ideal candidates. In-person time with the CEO is expected as a regular part of the role. PId1593eff5-

Job Summary The Warranty Manager is the primary point of contact for warranty requests related to completed new construction projects for Roers General Contracting. Reporting to the Director of Quality and Safety, this role manages warranty requests from initial intake through final resolution, evaluates whether reported concerns qualify as warranty items, and coordinates the appropriate internal teams and trade partners to complete repairs in a timely and professional manner. The Warranty Manager serves as the central coordinator between owners, property teams, project teams, field operations, and trade partners during the warranty period. This position is responsible for maintaining clear communication, accurate documentation, timely follow-through, and consistent closeout of warranty items while identifying recurring issues and sharing lessons learned that can improve future project quality and trade partner performance. Responsibilities Warranty Intake and Assessment Serve as the main point of contact for all warranty requests associated with completed Roers General Contracting new construction projects. Receive, document, acknowledge, and track warranty requests from owners, property management teams, residents, internal stakeholders, and other authorized contacts as appropriate. Review each request to understand the reported condition, relevant project history, contract requirements, warranty periods, and available supporting documentation. Determine whether reported concerns are valid warranty items, maintenance issues, owner-responsibility items, damage, or conditions outside the applicable warranty scope. Coordinate site visits, inspections, photographs, testing, or additional investigation when needed to make an informed warranty determination. Repair Coordination and Resolution Develop a clear action plan for approved warranty items, including scope, responsible party, schedule, access requirements, and expected completion date. Coordinate internal project teams, field staff, vendors, and trade partners to complete warranty repairs efficiently and with minimal disruption to owners, occupants, and property operations. Communicate expectations, priorities, and deadlines to responsible parties and follow up consistently until work is completed. Verify that completed repairs address the reported issue and meet Roers General Contracting quality expectations before closing the warranty request. Escalate unresolved, recurring, disputed, or high-risk warranty matters to the Director of Quality and Safety and appropriate Construction leadership. Project Team and Trade Partner Collaboration Partner with Project Managers, Superintendents, Field Operations, and other Construction team members to understand project history and determine the appropriate path to resolution. Engage applicable trade partners promptly and hold them accountable for warranty obligations, response times, repair quality, and required documentation. Coordinate work across multiple trades when a warranty concern involves overlapping scopes or requires sequencing between responsible parties. Maintain professional, solutions-focused working relationships with owners, property teams, internal teams, and trade partners throughout the warranty process. Support transition and closeout planning on newly completed projects so warranty contacts, responsibilities, documentation, and communication expectations are clearly established. Warranty Documentation and Closeout Maintain complete and accurate warranty records, including request details, photos, correspondence, investigation notes, responsibility determinations, repair status, and completion documentation. Track open warranty items and aging to ensure requests remain visible, prioritized, and actively managed through closure. Document decisions when a request is determined not to be a warranty item and communicate the basis for that determination clearly and professionally. Confirm completion with the appropriate owner or property representative when applicable and maintain documentation supporting final closeout. Ensure warranty documentation is organized, current, and accessible for project teams, leadership review, and future reference. Quality Feedback and Continuous Improvement Analyze warranty activity to identify recurring defects, building system concerns, material issues, installation trends, and trade partner performance patterns. Provide warranty trend information and lessons learned to the Director of Quality and Safety to inform future trade partner prequalification status for future work. Recommend process, detailing, installation, specification, documentation, or trade partner improvements based on warranty experience. Support quality initiatives intended to reduce repeat warranty issues and improve long-term project performance. Help incorporate warranty findings into future project planning, quality expectations, trade partner accountability, and closeout practices. Make recommendations to the Design Review Board based on warranty history to inform design standards in future projects. Reporting and Communication Provide regular status updates on open warranty items, aging, recurring issues, responsible parties, and priority concerns to the Director of Quality and Safety. Communicate promptly and professionally with owners, property teams, project teams, and trade partners regarding status, next steps, scheduling, and resolution. Maintain a clear record of commitments, deadlines, decisions, and follow-up actions for each warranty request.
