The Customer Service Superintendent will manage the field activities of the warranty and repair process for tenants; manages and performs periodic inspections; assists in the turn process; and ensures protection of the asset while providing Service of the Second Mile. Routine travel is required.
The Texas Superintendent will report directly to the Construction Manager.
Duties & Responsibilities
- Works in tandem with multiple parties in completing work orders in the specified timeframes.
- Works in tandem with multiple parties in providing service to tenants and assisting in resolving tenant relations.
- Review and assess requested repairs for validation.
- Acts as the coordinator and liaison with vendors in completing repairs.
- Performs repairs not requiring a professional license.
- Performs processes for a successful Move In, Move Out and Tenant Turn.
- Monitors, assists, and makes recommendations to improve repair cycle time, trending repairs, and reducing costs.
- Performs periodic inspections of occupied and vacant assets.
- Performs periodic inspections of vacant assets for market-ready condition.
- Inspects assets to ensure exacting standards; evaluates maintenance, grounds, and housekeeping operations in areas of efficiency and costs.
- Maintains an organized schedule, to effectively complete all assigned tasks and in the order by level of urgency.
- Adhere to all published safety regulations and protocols.
- Update job and market knowledge on an ongoing basis.
- Additional duties as required
- Minimum of 2 years experience in construction, maintenance, or a related field.
- Ability to work as part of a team, alone, or without direct supervision.
- Ability to lead and coordinate vendors and junior team members.
- Competency in MS Office, relevant software, and general technology.
- Customer focus and bottom-line oriented.
- Ability to operate under solid pressure and meet tight deadlines in a fast paced environment.
