Job Title: Residential Maintenance Technician Reports to: Property Manager / Regional Manager Job Overview: A Residential Maintenance Technician is responsible for maintaining and repairing the physical condition of residential properties, ensuring that all systems and equipment operate efficiently and safely. They work to resolve any issues or repairs related to the structure, utilities, and appliances within residential buildings. Key Responsibilities: General Maintenance and Repairs: Perform routine inspections and maintenance tasks for plumbing, electrical, heating, ventilation, air conditioning (HVAC), and other residential systems. Repair or replace faulty equipment, appliances, fixtures, and other systems. Troubleshoot issues with appliances, plumbing, electrical systems, or HVAC units and take corrective actions. Plumbing: Fix leaks, unclog drains, and repair or replace pipes and fixtures as necessary. Maintain water supply and sewage systems. Electrical: Repair or replace light fixtures, outlets, and circuit breakers. Diagnose electrical issues and ensure systems are up to code. HVAC Systems: Maintain and repair heating and cooling systems. Replace air filters, clean ducts, and ensure proper functionality of HVAC units. Carpentry and Minor Structural Work: Repair damaged walls, floors, and ceilings. Fix doors, windows, and locks. Customer Service: Communicate effectively with tenants to resolve maintenance concerns. Respond to work orders in a timely manner, ensuring tenant satisfaction. Preventative Maintenance: Schedule regular maintenance tasks to ensure that systems and appliances operate efficiently. Conduct inspections to identify potential issues before they become major problems. Inventory and Equipment Management: Maintain an inventory of tools, materials, and supplies. Order and stock necessary parts for repairs and maintenance tasks. Safety Compliance: Adhere to all safety protocols and regulations to ensure a safe work environment. Keep up to date with local building codes and regulations. Required Skills and Qualifications: Experience: Previous experience in residential maintenance, construction, or a related field. Technical Skills: Knowledge of plumbing, electrical, HVAC systems, and general repair techniques. Problem-Solving: Ability to troubleshoot and resolve maintenance issues promptly. Physical Stamina: Ability to lift heavy objects, climb ladders, and perform manual labor tasks. Communication: Strong communication skills to interact with residents and management. Skills, Knowledge & Personal Ethics: A good general knowledge of appliance, plumbing, electrical, carpentry repairs, knowledge of safety procedures, safety minded, ability to work with reasonable deadlines, dependable, ability to accommodate a schedule of after hours and weekend emergencies as needed. Previous experience in at least three of the following would be an added benefit: plumbing, hot water tank repairs or replacement, heating/ac repair, plumbing, appliance repair, installation of windows and interior/exterior doors, vinyl and plank floor installation. Summary of Functions: Reports directly to the Site Manager. Some of the daily job functions will be diagnosing, repairing, or replacement of any parts, fixtures, systems, or equipment throughout the property during vacant turnovers and performing resident service requests. Job Duties & Responsibilities: Duties may include, but are not limited to: Diagnose and perform corrective repairs or replacement to all buildings, fixtures, and equipment in a safe and timely manner. Following up with the Site Manager regarding any incomplete service requests or assigned tasks. Accurately document completed daily work assignments. Create professional public relations with all residents, co-workers, vendors, and contractors. Perform make ready repairs to restore apartments back to move-in condition. Re-inspect apartment with a check list after the make ready has been completed to ensure the best quality of work was performed. Complete all preventive maintenance as assigned, while maintaining accurate records of completion, e.g., changing furnace filters and cleaning out dryer vents. Will need to help in moving, removing, or installing appliances e.g., refrigerators, stoves, dishwashers, hot water tank, furnaces, a/c units as needed. Help to maintain the exterior curb appeal of the property. Assist with leaf removal and fall clean up. Assist with snow and ice removal throughout the property. Perform inspection as directed by the Site Manager, i.e., proper operation of smoke and CO detectors, playground equipment, balconies, decks, hallways, and all other common areas.
