Hourly: $30.00 - $35.00 an hour, compensation is commensurate with experience. FLSA Status: Non-Exempt Schedule: Monday - Friday, 8:00 am - 5:00 pm, additional hours may be required upon approval. Reports to: Director of Construction and Maintenance Sign On Bonus: $2,500 General Description The HVAC Technician is responsible for the installation, testing, and maintenance of heating, ventilation, air conditioning, and refrigeration systems and related equipment. Other duties of the position include communicating with project managers to establish job scopes and related costs, reviewing and developing HVAC designs, and coordinating with other construction team members for scheduling HVAC portions of a project. Qualifications Must have a minimum of 5 years of experience working as an HVAC technician. Candidate must have or be eligible to obtain a journeyman HVAC license within 12 months of hire (Paid for by Levco). Must have an EPA universal certification. Strong working knowledge of standard practices of the HVAC and refrigeration trade and theory. Strong working knowledge of the materials, methods, and tools used in the installation, operation, and repair of HVAC systems. Strong working knowledge of applicable building codes, ordinances, and regulations pertaining to HVAC and refrigeration. Employees must have a wide variety of appropriate hand and trade related tools. Self-starter with the ability to work as a team, as well as independently in the field. Perform manual labor in an outdoor environment in various conditions, including at heights. Physical requirements of the position include, but not limited to, standing, lifting, and carrying a minimum of 50lbs unassisted, crawling, climbing ladders, kneeling, bending, etc. Ability to meet project deadlines. Comfortable with operating computers, software, and online ordering platforms. A valid driver's license is required. Responsibilities Repairing, maintaining, and installing various HVAC systems and fixtures in all types of structures (although mostly multifamily residential). Coordinating with management, maintenance, and other construction professionals on a jobsite. Reading blueprints or building plans and installing to design specifications. Following current rules and regulations related to HVAC codes, EPA regulations, OSHA, and Company policies. Keeping and maintaining records of time spent on a job and materials purchased for the work. Estimating time and costs for project bidding. Responding to HVAC emergencies, including after hours as needed. Assisting maintenance as needed. Any other duties as assigned by your supervisor. Apartment Renovation Technician Position Detail: Full Time Hourly: $23.00 - $25.00 an hour, compensation is commensurate with experience FLSA Status: Non-Exempt Schedule: Monday - Friday, 7:00 AM - 3:30 PM, 30-minute lunch, overtime as needed Job Description The Apartment Renovation Technician is responsible for providing construction skills in areas such as plumbing, electrical, carpentry, painting, and full scope apartment renovations. This position will perform basic tasks that require moderate training. Qualifications Proven experience as a Renovation Technician or in a similar role within the construction industry. Strong understanding of construction principles, building codes, finish carpentry, framing, masonry, siding, plumbing, electrical, and other trades. Willing to learn the principles, methods, tools, and equipment used in construction trades. Must be able to safely operate hand and power tools. Maintain well-kept and clean tools, company vehicle and work area. Watch for hazards and report any concerns to your supervisor or safety professional. Shape or cut materials to specified measurements using hand tools, machines, or power tools. Grind, sand, and polish surfaces such as concrete or wood. Knowledge of arithmetic, basic geometry, and their applications to construction trades. Ability to work at elevated heights, outdoors and indoors. Ability to follow oral and written instructions. Ability to meet project deadlines. Solid organizational skills. Must be detail-oriented and have good communication skills. Must maintain a neat/clean appearance. Must have a valid driver's license. Must be able to regularly lift at least 50 pounds unassisted. Responsibilities Must be able to work on multiple interior and exterior construction/renovation projects at once. Regular daily travel and the potential for overnight travel is required. Regularly communicate with your supervisor and management regarding scheduling and progress. Provide support to Levco Management's maintenance team members, as needed. Any other duties assigned to you by your supervisor. Maintenance Manager Full Time: 40 hours/week Schedule: Monday - Friday, overtime and on-call as necessary Salary: Compensation is commensurate with experience Reports to: Regional Property Manager FLSA Status: Exempt Job Description The Maintenance Manager is responsible for providing leadership and direction to maintenance staff. The Maintenance Manager will also be responsible for completing work orders and maintenance projects in a timely and efficient manner, scheduling and managing contractors, and maintaining a safe working environment will also be required. Qualifications Minimum 5 years' experience as an apartment maintenance supervisor. Minimum 2 years' experience at a 400+ unit property. Prior experience with multiple or large apartment properties preferred. Strong management and leadership skills with the ability to hire, lead, and manage team members, the ability to prioritize tasks. Strong HVAC skills (installation and troubleshooting/repair). EPA Universal certification (required). Must have a valid Driver's License and reliable transportation (required). Must be able to lift at least 50 lbs regularly without assistance. General plumbing skills and electrical skills. General apartment maintenance skills (drywall, appliances, etc ). Must provide your own hand tools and handheld power tools. Demonstrate ability to perform tasks described without seeking outside contractor assistance. Successful candidates must be able to pass a background check. Responsibilities Supervise on-site team members. Assist with the development of capital improvement budgets. Assist with the project management of capital improvements at the property level. Ensure the highest quality customer service to residents. Ensure quality of maintenance and turnover work. Perform and supervise the completion of work orders in a timely manner. Bid, schedule, and supervise contracted work. Schedule, manage, and assist with apartment-make-ready work. Schedule and perform preventative maintenance programs. Complete thorough inspections of work performed at the properties. Perform departmental Safety Inspections twice per week. Any other duties assigned to you by your supervisor.
