Senior Operating Engineer - JLL What this job involves: The Senior Operating Engineer provides support for assigned buildings. This role has responsibilities and expectations to include demonstrating technical expertise in one craft area (electrical, HVAC, plumbing) and be multi-skilled in other areas in order to successfully repair, maintain, restore, and replace various building operational components independently and with team support What your day-to-day will look like: Maintain strict adherence to all safety policies and procedures while demonstrating meticulous attention to detail across all job site activities and ensuring completion of required safety training programs. Execute comprehensive preventive and corrective maintenance work orders through CMMS systems for all facility mechanical, electrical, plumbing, and building automation systems while monitoring BAS alarms and escalating issues appropriately. Perform systematic analysis and troubleshooting of various building systems to identify problems, determine root causes, and implement effective corrective actions to restore proper operation. Inspect, repair, and maintain HVAC equipment including chillers, compressors, cooling towers, air handlers, pumps, motors, and associated automation controls using industry-standard tools and methods. Complete electrical maintenance tasks such as lamp and ballast replacement, fixture repairs, basic wiring work, and plumbing repairs including restroom fixtures, water heaters, piping systems, and sump pumps. Conduct building improvement activities including ceiling and floor tile installation, painting, pressure washing, drywall repairs, tenant service requests, and general maintenance while escorting vendors for routine services. Provide exceptional customer service through effective communication, maintain detailed work records and logs, support emergency response within forty-five minutes, participate in on-call rotation, and demonstrate proficiency with Microsoft Office applications and CMMS software while working independently as a collaborative team member. Required Qualifications: Must have and maintain a valid Tennessee Driver's License. High School Diploma or equivalent Certification as a Universal CFC, electrical and/or plumbing Technician 4-6 years of applicable technical experience in all aspects of building engineering with a strong background in technical aspects of HVAC, plumbing, electrical, controls and overall system design and application.
