ESSENTIAL RESPONSIBILITIES: Support the Asset Management team in operating and maximizing value in our nationwide retail property portfolio. Own the quarterly production of in-place net operating income & property financial metrics which are used in assessing the asset's investment valuation. This information is reported to management and external parties. Prepare investor-ready asset templates in support of management reporting and fundraising cycles. Ensure any analysis/work product is accurate, thorough, and neat. Help asset managers conduct market studies, lease research, and tenant research. Assist in workflow related to lease negotiation and preparation. Review LOI financial terms as part of the leasing milestone approval process, with particular attention to NNN figures and deal economics. Project net operating income, debt, and cash flows for measuring returns and understanding loan covenant risks. When assets are purchased, participate in setting up and understanding the asset's budget model, overall business plan, and investment strategy. Review and approve annual tenant CAM, insurance, and tax reconciliation files in coordination with property accounting, ensuring accuracy and completeness prior to tenant billing distributions. Prepare hold/sell summaries for the investment committee. Correspond with tenants, and lenders related to leases, financial packages, and loan draws. Requirements QUALIFICATIONS: Bachelor's degree or its foreign equivalent in business administration, real estate, or a related field, with a specialization in finance or accounting, or another related field. Three years (36 months) experience in commercial real estate asset management or equivalent experience in the retail asset class, including the ability to assess the physical condition of a property, its marketability, and its management. An understanding of commercial real estate cash flows, equity, debt, drivers of returns, and negotiation processes as well as economic and financial market conditions and the ability to analyze their associated business impact. Proficiency in advanced Excel and Argus modeling of financials and in presenting data-based analyses to management. Demonstrated ability to assess changing conditions, make recommendations with supporting analysis, problem solve, consider and drive strategic initiatives, lead and make decisions, and manage third-party relationships with attorneys, brokers, tenants, vendors, contractors, consultants, and appraisers. Under general supervision, the EHR Application Analyst supports the configuration, maintenance, optimization, and use of the EHR and related applications. Participate in and/or lead portfolio review sessions with fundraisers and prospect researchers. Implement methods to evaluate portfolio productivity and fundraiser activities/strategies. Apply analytics - portfolio metrics, productivity measures, and data visualization - to evaluate gift officer strategies and surface prospects ready for action. Use AI tools to identify patterns across portfolios, applying sound judgment to verify and refine AI-generated output. Provide proposal-related support to fundraisers, including proposal pipeline processes and development. Ensure the effective and timely capture of relationship management data, and its entry into the donor database, as appropriate. Exercise appropriate care with confidential donor information, including when using approved AI and analytics tools. Establish a strong partnership and open communication with fundraisers and other UMAF colleagues. Contribute to the improvement of processes and procedures for the prospect development team. Provide ad hoc prospect list generation for fundraisers to assist in identifying prospects ready for outreach or assignment. Assist with training and work oversight of student workers, as needed. Qualifications • Bachelor's degree. • 2+ years of experience in prospect research, prospect management and/or prospect development, or an equivalent combination of education and experience. • Strong analytical skills, as well as written and verbal communication skills. • Demonstrated comfort using AI tools to summarize, draft, or analyze, and a willingness to integrate them into daily work. • Strong interpersonal skills with the ability to work within a customer service-oriented environment. • Experience with Microsoft Office suite, including Word, Excel, and PowerPoint. Provides ad hoc or planned expert consultation to clients and their stakeholders (e.g., technical advisory committees) regarding methods, results, and interpretation of MetaMetrics products and services. Requirements: Education and/or Experience: A doctoral degree (Ph.D.) or equivalent in educational statistics, measurement, psychometrics, or related field is required, along with 5+ years of experience as a practicing psychometrician. Extensive experience with educational assessment and standard psychometric procedures (e.g., item analysis and calibration, score equating, scale linking). Familiarity with education technology infrastructure and development, including relational databases, software development languages (e.g., C++), and technologies (REST APIs), and program management (e.g., Agile). Computer Skills: Extensive experience with standard office and productivity software (e.g., Google Suite, Microsoft Office). Proficiency with general statistical software (e.g., R; Python) and specialized psychometric software (e.g., WINSTEPS, FACETS). Other Qualities: Language Skills : Ability to read, analyze, and interpret common scientific and technical journals and reports. Ability to respond to common inquiries from researchers, customers, or members of the general public. Ability to write presentations and articles for publication that conform to prescribed style and format. Ability to effectively present information to colleagues, management, and/or public groups. Psychometric Skills : Ability to apply advanced mathematical concepts such as exponents, logarithms, quadratic equations, and permutations. Ability to design and implement analyses related to test reliability and validity, analysis of variance, correlation techniques, sampling theory, and latent variable modeling.
