The Senior Vice President (SVP) of Development oversees and leads all development projects from site control through start of construction and will thereafter collaborate with the SVP of Construction through the completion of the project. The SVP will ensure all government approvals are secured; select and hire consultants (e.g., architects, landscape architects, engineers, etc.); manage the design process, and a team of Development Directors through commencement of construction. This position reports directly to the President and supervises all Development Managers, Project Consultants, and Administrative Assistants associated with the Development Department. ESSENTIAL FUNCTIONS As the SVP of Development , your role is a blend of: Development Responsibilities - Focus on best in class design while minimizing costs with meticulous understanding and tracking of all development cost line items (e.g., construction costs, consultant fees, city fees, etc.) and development related risks; Ensure that all work is bid-out properly (to most qualified and appropriate consultant pool), all terms and conditions are negotiated effectively and diligently and that all resulting contracts (including but not limited to detailed scopes of work) and follow up communications are detailed, clear, precise and complete in order to ensure maximum efficiency in consultant performance; The SVP is responsible for ensuring that every project cost line item, bill, city fee, contract, and change order is controlled, crosschecked, analyzed and properly negotiated to minimize cost, without impairing quality. The SVP's ultimate responsibility is to ensure the best projects possible, from a design and cost perspective, secure discretionary entitlements from all necessary governmental authorities. HR Management - Exhibit leadership by example (to consultants and internal staff). This is achieved by the handling of schedule, efficiency, quality control and allocation/use of resources for most effective results; Assist and coordinate work procedures, prepare work schedules and workflow; Issue written and oral instructions to staff, maintain harmony among workers and resolve grievances; Document and update department policies and procedures; Ensure departments are in compliance with policy and procedures; Manage recruitment and training of staff; Effectively address employee performance issues; Demonstrate leadership skills consistent with company culture and inspire confidence in the staff; Direct efforts of professional development for all employees; Skillfully communicate with executive leadership, staff, residents, vendors, and management. Scheduling - Apply an entrepreneurial and proactive approach to ensuring critical path milestones are met, starting with the preparation of a detailed, precise, aggressive but realistic schedule of all critical dates and a strict management of the projects' consultants, and internal staff to ensure adherence to all established dates; The overarching goal is to professionally manage the development process from property acquisition, due diligence through project entitlement and construction commencement, in order to achieve the most expedient and efficient timing. Due Diligence for Land Acquisition - Collaborate with SVP of Investments, SVP of Construction and VP of Design in managing the feasibility and economic viability of acquiring land to develop large scale multi-family and mixed use development projects that are primarily located in the SF Bay Area but could be located anywhere in the Western U.S.; Assist in the hiring and managing of consultants necessary to assist in evaluating potential projects including, but not limited to consultants involved in environmental and hazardous wastes, Phase 1 and 2 reports, architects, civil and structural engineers, title companies, surveyors, traffic engineers, land planners, geo-technical engineers, and arborists; Meet with City Council, Planning Commission and City Planning and Building officials and related staff to research issues relevant to the project feasibility analysis, likelihood of achieving entitlements and city fee and exaction schedules. Efficiencies - Ensure that the development and entitlement processes for each project are as efficient as possible including clear, detailed, and consistent written communication with an eye towards simple, clear, concise, and consistent documentation on meeting and issues (quality over quantity with the goal of simple communication tools which enable anyone to easily and clearly track and understand job issues), effective management and coordination with all effected internal departments. The overriding goal is, minimizing bureaucracy and maximizing efficiency and effectiveness. Allocation of Resources - Responsible for bringing in the appropriate internal and external resources where needed in the development process in order to achieve the most effective results; This would include determining which Development Manager is most appropriate for a specific project, engaging the internal Design team at the outset of the diligence period, coordinating with the construction team for cost and efficiency review and soliciting property management personnel related to lessons learned in previous development projects, which development resources can be utilized and pulled in to optimize results in city negotiations, contract negotiations, potential legal concerns, etc.; The goal is for the most effective end result with the SVP as the leader, ensuring that the appropriate resources are used as effectively and efficiently as possible in order to achieve optimal results prior to commencement of construction. Upholding Standards - Perform additional duties and handle projects as assigned by the CEO, President, and CFO; Achieve regular attendance in conformity with standards; Comply fully with all Company rules and regulations for the safe and effective operation of the Company's facilities; Occasional travel will be required based upon business needs. REQUIRED SKILLS, QUALIFICATIONS & EXPERIENCE: The individual must possess the following knowledge, skills and abilities and be able to explain and demonstrate that he or she can perform the essential functions of the job, with or without reasonable accommodation, using some other combination of knowledge, skills, and abilities: Bachelor's degree required. Graduate degree preferred. Minimum of ten (10) years related experience in high density multi-family (preferred) or single family development. An engineering, construction or architectural background within these sectors is preferred. Minimum of five years of progressive management experience. Experience in Engineering, Construction, or Architectural design is required. Must have a firm understanding of numbers, financing, economic and pro forma analysis. Must possess good business judgment; an understanding of legal issues and contracts is required.
