Description/Job Summary

Order, review, and summarize title commitments, exception documents and surveys, interfacing directly with the title company and surveyor to resolve any issues or discrepancies and to negotiate title insurance policy coverage; Coordinate and assist with all aspects of real estate acquisitions, dispositions and financings, including ordering and reviewing diligence materials, and preparation of conveyance and finance documents; Attend to post-closing requirements, including preparation of closing indices, the preparation and organization of closing binders, and monitoring all post-closing deliveries or requirements.

Responsibilities/Duties

Substantive

Perform due diligence through online virtual data rooms; download all real estate documents and prepare a high level review of all leases, title policies, title commitments, deeds, zoning and ALTA Surveys.
Review and negotiate surveys and title policies, prepare title objection letters, deeds, assignments, subordination agreements, tenant estopples, affidavits, tax forms.
Review and abstract ground leases, mortgages, zoning reports, appraisals, development agreements, covenants, conditions and restrictions and reciprocal easement agreements.
Organize status charts for open deal issues and liaison with attorneys, clients and other parties with regard to deal-level issues/ status
Draft title affidavits.
Draft and update deal closing checklist.
Liaison with local counsel.
Liaison with title company.
Work with the deal teams to help monitor deal flow efficiency.

Administrative

Attend to diligence, pre-closing, closing and post-closing materials/requirements.
Organize closing documents and prepare closing sets.
Draft closing document transmittal letters.
Execute the coordination of countersignatures of legal transactions.
Redline loan documents.

Notarize signature pages.
Order Good Standing certificates and corporate qualifications.
Scan, file and organize documents.
Update internal FTP files.
Organize and preserve department files within the firm's computer system.
